  • The contactor will require temporary supply of water and electricity from the existing building whilst the build progresses. The contractor will also need access to a WC where possible. Cost of portaloo will be charged to the client unless agreed prior to ordering.

  • Additional costs may occur if excavation for foundations is required deeper than 1 metre from ground level, this will be determined by the Local Authority.
  • Should the specification for RSJ differ as per site inspection or if not sufficient as per structural calculations the difference will be charged or reduced as required.
  • In the event of unforeseen difficulties arising, or any other circumstantial changes, the quotation price or estimated cost may be revised to reflect the situation at hand.
  • LIABILITY In the event that you have any right, claim or action against any other user arising from that user’s use of the website, you agree to pursue such right, claim or action independently of and without recourse to us, and you release Guaranteed Tradesmen Ltd (and our directors and employees) from all claims, liability, damages, losses, costs and expenses, including legal fees, known and unknown, arising from or in any way connected with such right, claim or action.
  • Solihull Property & Building Services Ltd is not liable for any costs which may occur due any drainage or Severn Trent drainage complications. Underground drainage will be as per plans, and it is assumed drainage at a depth of 1 metre deep from ground level. Inspection of underground drainage or manholes have not been carried out, Drainage will be constructed as per plans and to a depth of 1mtr)
  • If public sewers are found on the property, the client will be required to enter a Building over the sewer contract before building regulations may be granted. This may involve the cost of CCTV survey of the sewers, it is incumbent of the client to ensure this agreement is completed. Any cost incurred is the sole responsibility of the client.
  • Solihull Property & Building Services Ltd is not responsible for any mistakes made by others on plans provided i.e. with dimensions or drawings. All work will be constructed to plans provided.
  • We have allowed £340.00 per 1000 bricks, to get an exact brick match may cost extra therefore will be charged accordingly.
  • No Landscape work is included in this quotation unless specified.
  • A Plain English Contract will be provided which will accompany this quotation and payment schedule and will need to be signed by both the contractor and client before work commences, also confirming the payment schedule.
  • It is the client’s responsibility to ensure funds are available for the full amount of contract before work commences. Delays in payments may slow down or stop progress of work.
  • If any Asbestos is found on site we will inform you and arrange for an approved Asbestos Removal company to remove it safely to meet with Health & Safety regulations. This charge of service will be passed on to the client.
  • Damp treatment will be charged extra following an investigation to the affected area and the level of work required for rectification. We will provide you with information of what is required before any work commences to this area.
  • No decorating or painting of walls is included in this quotation.
  • It is the client’s responsibility to ensure the plans have been approved and passed by Local Authority
  • Please note any additional work not included above will be charged for accordingly.
  • This quote is valid for 28 days from the date of issue.
  • The quoted price is valid subject to a second site visit, and is based on the dimensions taken from the plans, should the actual site overall dimension be different to the plans the quotation will be amended accordingly.
  • A 7 days cooling off period with a full refund if a deposit is taken subject to not purchasing materials or hiring of tools & machinery will be given.
  • Solihull Property & Building Services Ltd has the right to cancel any project by giving at least 7 days’ notice before work is to commence. Any holding deposit will be refunded to the client & meets all current legal requirements supported by The Federation of Master Builders. Cancellation will be provided in writing. Where an FMB Domestic Contract for Minor Building Work has been produced, this will also be cancelled & FMB will be notified.
